The extra costs that appear after you sign — and how to avoid them.
Common causes
Rock or limestone, hidden services, groundwater, restricted access, extra spoil removal, retaining walls and crane upgrades are the most common variations in WA.
Ask before signing
Ask each builder: what's included for excavation, how rock is priced (per hour or per cubic metre), what crane size is allowed for, and who pays for traffic management.
Protect yourself
Get your Before You Dig plans and title before quoting so builders price your real site, not a typical one.
